The development site is situated in the townlands of Nevinstown East, Marshallstown, Barryspark and Crowcastle in the parish of Nethercross of the barony of Swords and Drinan in the parish of Kinsealey in the adjacent barony of Coolock. Phase I of the development was beside a housing estate and extended westwards for c. 400m encompassing an area of approximately 24.7 acres.

The topsoil comprised dark-brown silty clay with moderate small stones. It measured 0.32–0.5m in depth and overlay a subsoil which varied from orange-brown to a grey marl in the low-lying areas. No archaeological features or artefacts were identified during the course of monitoring.
