The proposed development, to consist of 38 dwelling-houses, landscaping, access roads and related services, is located two miles west of Bundoran, just off the main Sligo/Donegal road facing the Atlantic. It is close to a passage tomb, a wedge tomb and two ‘sites’ of standing stones. The locations of the standing stones are unknown, with the passage and wedge tombs currently fenced off, respecting the agreed buffer zones. The majority of the proposed development site had been previously investigated and cleared of archaeology (Excavations 2001, No. 291, 01E0683). These features included a semicircular stone platform of unknown date, a Middle Bronze Age urn burial, an early medieval corn-drying kiln and numerous stray finds dating from the Neolithic to the medieval period.

Those areas which fall outside the area previously cleared of archaeology were tested by machine in April 2003. All portions were cleared of topsoil. These areas are located in the northern, north-western and western portions of the site. Excavation took place to the level of undisturbed natural, a depth of 0.4–0.5m. Substantial amounts of early modern crockery, glass and more modern rubbish were revealed. No evidence of any archaeological features or finds was revealed in any of the areas excavated.
