The development is within the zone of archaeological potential for Cork city. The site is located on the north side of the north channel of the River Lee, in the ancient suburb of Shandon and outside the walled city. This part of the city is primarily associated with industrial development from the 17th century onwards and the buildings in the area are largely warehouses, retail and manufacturing units. Test excavation on the site did not uncover any archaeological remains.
