The proposed development is located about two miles outside Cavan town and close to a well-preserved ringfort to the north-west. A 30m buffer zone has been maintained, demarcated by a fence. The proposed development is to consist of 72 houses, access roads and related services. All topsoil-stripping on the site was monitored. Monitoring revealed no potential or definite archaeological features across most of the site, with undisturbed natural exposed with the removal of 0.3–0.4m of topsoil. However, a potential archaeological feature was revealed towards the north-west corner of the site. This consists of a curved, stone-lined cut, 3.6m long and 0.8–1.1m wide. Upright stones, many of which appeared disturbed, lined the cut on both sides. The fill consisted of a friable gritty clay with charcoal and small stones. No artefacts or other datable materials were revealed during the investigation. The kiln was fully excavated under an extension to this licence later in 2003 (see No. 71, Excavations 2003).
