The proposed development site is a narrow triangle of land c. 20m by 5m situated at the junction of Main Street and Kerr Street, Portrush, Co. Antrim. It was proposed to demolish the existing building and to redevelop the site to provide a ground-floor flat and an apartment above. Monitoring was carried out at the site of a demolished building to check for possible outbuildings or outworks associated with a late medieval castle. Upon removal of the floor, the infilled basement of a Victorian building was revealed. This fill material was clearly modern in character and was removed by a mechanical excavator fitted with a toothless bucket. The basement was cleaned by hand.

No archaeological features or artefacts were revealed during this small-scale investigation and nothing relating to the castle was discovered.
