Monitoring of topsoil-stripping adjacent to the first of two developments was carried out on 8–9 November 2001. The site consists of a level terrace overlooking the River Blackwater. It is close to the medieval town of Kells, and a number of archaeological monuments have been recorded in the general vicinity.
The site was stripped by mechanical digger. The topsoil was a sandy clay loam with moderate pebble inclusions. Subsoil was on average c. 0.3m below the surface, and consisted of a sandy gravelly clay with a large pebble component, mid-brown to orange brown in colour. A small number of sherds of modern pottery were found. The proportion of silt and sand in the topsoil increased closer to the river, with a concentration in a small natural hollow close to the riverbank. The only feature exposed was a shallow spread of charcoal (0.8m by 0.4m).
Despite the proximity of a number of archaeological monuments, nothing of archaeological interest was exposed during the topsoil-stripping.
