The programme consisted of the monitoring of the digging of ten pad foundation pits (two lines of five pits each, corresponding to the footprint of the proposed building) and the shallow trenches between, within an area that measured 14.3m north–south by 17.8m. The average depth of the clay and building spoil deposits identified across the site was 1.6–1.8m. The disturbed nature of the deposits and the absence of any pottery or other artefacts pre-dating the 18th or 19th centuries confirm the cartographic representations of this site which show it in an undeveloped state prior to the construction of Gardiner Street and the development of the Gardiner estate from the 1720s.
