The proposed development site lies within the zone of archaeological potential for the former Cistercian abbey of Midleton. Three test-trenches were opened on the site using a mechanical digger. A general rubble fill, to a depth of 0.3m, overlay natural gravels. Nothing of an archaeological nature was noted in the trenches.
