The site is located within the zone of archaeological potential for the historic city of Cork. A Benedictine priory of St John the Evangelist, SMR 74:43, is believed to have been located in the vicinity, possibly on Douglas Street. Two test-trenches were excavated across the site in advance of development. The deposits revealed were 18th- and 19th-century in date and were associated with backfilling and land reclamation in the area. No trace of the Benedictine priory was revealed. No features or finds of archaeological significance were revealed.
