As part of an archaeological impact assessment, three test-trenches were cut into the south end of a site planned for redevelopment. The site is outside the walled city of Waterford, on ground enveloped by 18th-century expansion. The late 18th-century glasshouse on the quay was relocated to the site in 1802, replacing a tanyard.
On the site of the kiln, a wide, brick-lined flue had been cut into the ground and roofed with a brick vault. No arc of foundations was found for the bottle kiln above nor any glass waste. The remains were attributed to the glass factory because they occupied the recorded site of the kiln.
In two other trenches indications were found for an open drain or lade beside the Glen and a natural watercourse beside it. Both pre-dated the glasshouse.
