This project involved the monitoring of groundworks for a residential development. The site is close to both the zone of archaeological potential for Clonmel and the site of the former County Mental Hospital, which may have associated outlying structures or graveyards. The site is c. 1km west-north-west of the town centre and 0.5km north of the River Suir.
Phase 1 of the project involved soil-stripping and foundation and service trench excavation in an area of four acres. Further phases will result in c. 22 acres being developed.
Three burnt pits were revealed during soil-stripping near to the western boundary of Phase 1. The excavation licence is pending. Ploughzone finds included possible worked chert, post-medieval pottery and clay pipe fragments.
