Non-licensed monitoring of ground disturbance aspects associated with the development of the above site took place. The development site was inherited after the topsoil had been removed and the ground level was artificially raised and levelled. Eight potential archaeological remains were identified during the excavation of the foundations and subsequently excavated. Seven turned out to be post-medieval in nature. The remaining area (Area VI) contained the remains of a charcoal-enriched pit, truncated by a wall foundation. The function of the pit is unknown. A thumbnail scraper was also retrieved from the surface of Area VI.
