The site of the proposed development, an extension to the front of an existing retail unit together with a first-floor apartment overhead, is on Main Street, Dunleer, inside the town. It is close to an Early Christian monastic site, a motte and a possible souterrain.
Monitoring of the excavation of foundation trenches revealed a layer of made-up sand and gravel extending to a depth of 1.4m. Excavation ceased at this point, as the foundation trenches were deep enough. No archaeological stratigraphy or finds were encountered. Further archaeological work is not required for this proposed development.
