Assessment and excavations in 1991 revealed the presence of skeletal remains believed to be associated with the nearby priory and hospital of St Leonard (Excavations 1991, 33–4). Additional developments on the site were assessed in January 1999. Further disarticulated skeletal remains were uncovered; however, modifications to the foundation scheme and alterations to the service lines meant that significant disturbance to the archaeological remains was avoided.
