A watching brief was undertaken on 27 March 1999 at a single dwelling-house development, at Broadleas Commons, Ballymore Eustace, Co. Kildare. The work was undertaken in compliance with a condition included in the grant of planning in respect of the development.

The development site is to the east and in the immediate environs of a stone circle (SMR 29:23) known as 'The Piper's Stones'. The monument consists of 28 stones, all of which lie on their long axes. The diameter of the site is c. 30m, and it is postulated that it may have been formed by up to 49 stones. All but three of the surviving stones are of granite, and there is a slight platform within the ring.

All levels' reduction, including those required for service trenches, house, driveway, soak holes, septic tank and percolation areas, were monitored. No structures, deposits or finds of archaeological interest were uncovered during the work.
