An assessment of this site was carried out before development. One trench extending north-south was opened by mechanical excavator. It was 9.5m long and 0.75m wide. It contained rubble infill to a depth of 3.7m. At 3.7m reclamation material was revealed, with oyster shell, animal bone and leather inclusions. This deposit of soft, brown/black, pungent material was consistent with the nature of the reclamation material. Limited excavation through this layer was carried out at its extreme northern and southern ends for 0.8m. In both locations it consisted solely of reclamation fill. One small body sherd of medieval ware (Dublin type 003) was retrieved from the southern section of the reclamation material.

A cement and red brick wall extended down the northern section face for 2m.
