The site is a small yard to the rear of a three-storey over basement red brick building; the proposed development is an extension to the existing premises fronting onto Mary Street Little. It is within the original precinct of the Cistercian monastery of St Mary's Abbey. The proposed extension will occupy the entire site and is built on pad foundations. The hand-excavation of the 0.65m-deep pits for these pads was monitored.

No remains of archaeological significance were uncovered. A layer of rubble fill was found under the concrete surface of the yard; this material is most likely to be contemporary with the construction of the existing building. A similar layer was found during monitoring by Deirdre Murphy to the rear of 25–26 Mary Street Little in 1997 (Excavations 1997, 47). No further archaeological work will take place before development on this site.
