Before redevelopment the site, which fronts onto George's Street Upper, was archaeologically tested in accordance with the planning directive. The property lies 110m west of the medieval town walls and is also adjacent to the priory precinct of St Selskar's and the site of St John's church and graveyard.

Test-trenching revealed 20th-century infill overlying boulder clay and gravel. There were no indications of stratigraphy or material of an archaeological nature.
