Planning conditions for construction work on a site on Water Lane, between Grattan Street and Rockwood Parade, Sligo town, stipulated that as the site lay within the zone of archaeological potential archaeological monitoring of the digging of foundation pads should take place. This work was carried out on 9 July 1998.

The site had undergone a pre-development site assessment by Eoin Halpin in July 1997 (Excavations 1997, 158, 97E0277). This showed that stratigraphy consisted of a substantial depth of post-medieval dump material raising the ground level significantly, presumably in an effort to reclaim land that lay within the River Garvoge tidal area.

Nothing of archaeological significance was found during the monitoring of the foundation pads. Stratigraphy appeared to consist of made ground and reflects the 18th-century expansion of Sligo on both sides of the river, as found elsewhere in the town during recent archaeological investigations.
