Monitoring of the development on this site, which lies within the zone of archaeological potential for Limerick, was carried out in February–March 1998.
Clearance of the overburden uncovered two stretches of walling of post-medieval date. Several sherds of sgraffito were also recovered from this phase of monitoring, as well as a stoneware sherd and a basal sherd of a green-glazed Saintoinge vessel, attesting to the disturbed nature of this site. Test-trenching carried out here in 1997 by Celie O Rahilly (Excavations 1997, 121) had uncovered medieval remains. This development did not excavate to a deep enough level to encounter these remains. However, during piling of the site some scraps of shoe leather of possible medieval date were recovered. No medieval structures were encountered.
