Monitoring took place during November and December 1998. Thirty-eight no. 200ml piles were inserted, and the site area was then reduced by 0.4m. The material removed by mechanical digger consisted of red brick/mortar remains in a loose, brown clay with some shell fragment. There was water ingress at 3m depth from the present street level. The material excavated for ground-beams (0.7m x 0.6m deep) consisted of identical redeposited rubble remains.

There was no evidence of material of an archaeological nature, and excavation works yielded no finds.
