Archaeological monitoring of clearance of the southern side of the development site was undertaken in July 1998. The western half of the site was reduced by a depth of 0.7m below present ground level, and the eastern half was reduced by 0.5m. Test-trenches previously undertaken by Daire O'Rouke (Excavations 1997, 37, 97E0086) indicated that any material of archaeological interest (i.e., a stone-faced well and wooden pipes) occurred at a depth of 0.9m below present ground level. Owing to this fact the clearance carried out on site was not sufficiently deep to reveal anything of interest.
While clearance was being carried out in the south-west corner of the site, soil and rubble collapsed into an underlying stone well that contained occasional fragments of red brick in the facing. This well was probably contemporary with the one noted by Daire O'Rourke in her test-trench.
