Planning permission was granted by Dublin Corporation for the construction of a five-storey over-basement building on the site. An assessment was required in advance of the development. Trial-trenches excavated in 1993 by Frank Ryan on the south side of North King Street revealed material of apparently medieval date (Excavations 1993, 24, 93E0104). The name 'King Street, Oxmantown' dates to at least 1552, but there was a 'Kings Lane' in Oxmantown in the early 15th century, which was possibly the same thoroughfare.

The three test-trenches, which were mechanically excavated, revealed backfilled basements overlying natural deposits. No archaeologically significant features or deposits were found.
