This site was tested in advance of development both for archaeological reasons and for the purpose of identifying ground conditions for foundations. It lay within the zone of archaeological potential of Killaloe, opposite St Flannan's Cathedral, on the west side of Royal Parade, between a derelict site to the north and a newly restored building to the south. The garden of the bank, in which St Flannan's Well and a sheela-na-gig are situated, lay immediately behind the site.

The new development was recessed 4m from the existing frontage, resulting in an area 9.1m long and 7m wide. Two short, longitudinal cuttings were made; a third was opened against the adjoining building to the south to test how far its foundations extended. Nothing of archaeological interest was identified.
