The site on Pound Lane, which links Cornmarket Street and Considine Terrace, lies outside the area zoned by the Ennis Urban Archaeological Survey. An existing store, built around 20 years ago, was to be demolished and replaced by a series of office units in a small, two-storey structure. The development was designed to retain (and build up from) the existing floor level.

Monitoring of foundation works took place on 10 April 1998, as part of the planning conditions. Four foundation trenches were excavated by machine to c. 1.3m below the existing ground surface. These trenches revealed nothing of archaeological significance.
