The extension to the existing creamery building, installation of underground services and preparation of the carpark were monitored in accordance with a planning condition. The site lay to the west of the castle, just south of the Old Bunratty Road. Before the construction of the new road and buildings to the south of the castle this piece of ground abutted the castle, and it is possible that it was used as a fairground/market in the medieval period.

The work was monitored in stages. Initially two landscape cuttings were opened as it was proposed to reduce the level in certain areas close to the main building. Then the foundations for the extension at the rear of the main building (on the north side) were opened, followed by the drainage trenches. No finds, features or deposits of archaeological significance were noted in any of the cuttings.
