This assessment was carried out as a follow-up to assessments undertaken in 1995 and earlier in 1997 by Eoin Halpin (Excavations 1995, 24–5, and No. 176 Excavations 1997). A possible ditch feature was identified in a trench excavated parallel to Cappagh Road. Restricted site access did not allow for the complete assessment of this ditch feature at the time of the initial testing.

The second phase of testing identified the north-south limits of this probable ditch feature, which was characterised by grey silty fill. The feature was noted 2m south of the northern boundary of the property and extended a further 4m south. It was a maximum of 0.7m deep with gently sloped sides and a flat base. No archaeologically significant material was noted in the fill of the feature.

A zone of archaeological potential has been identified. The foundation plans for the proposed development are currently being revised to minimise the archaeological impact of the development.
