The site measured 37m north-south by 38.25m east-west and lies in the hinterland of St Mary's medieval abbey. It is bounded by Wolfe Tone Street to the east, by Jervis Lane Upper to the west and lies to the rear of buildings fronting onto 54–58 Mary Street. The site was clear of buildings and had been used as a carpark. The monitoring of engineer's test-pits suggested that the area was largely composed of built-up ground and infilled basements. The assessment was carried out prior to construction of a residential and retail development.

Three trenches were excavated. In the south-east corner undisturbed natural gravel was reached at a depth of 0.8m below ground level and was immediately overlain by early 20th-century material, suggesting its use as a fairly modern landfill site. Generally the trenches were stopped at a depth of between 1.3m and 2.4m and consisted of dumped post-medieval material infilling red brick basements and vaults. The south-west corner of the site, in particular, had been heavily basemented.

No significant archaeological deposits were uncovered.
