This was a pre-development site assessment. Five trenches were opened by mechanical excavator. Two of the trenches were located to the north of the site, at the Hatch Street end, while three were located to the south, at the Adelaide Road end. No archaeological deposits were recorded in the northern trenches. A number of mortared stone walls revealed in the southern trenches were thought to represent the remains of St Mattias's Church, which was in use from 1843 until its closure in 1956.

It was recommended at the time of the testing that the walls of the church should be exposed fully in plan during subsequent site clearance works. This work took place under an extension to the licence in February 1998. It was revealed that the church, orientated north-south, was roughly cruciform in plan and its walls were 0.8m thick. The southern end of the church had been extended and the walls of the extension were 1m thick. A stone well recorded in the south-east corner of the site is probably contemporary with the church. It had an internal diameter of 1.2m and was 7m deep.
