An archaeological assessment was carried out for planning purposes on the site of a proposed redevelopment at Colliers Lane on 3 September 1996. The site lies on the north side of the laneway at the western end, where it turns south onto Garden Row. A segment of town wall survives around 60m north-west of the site, the projected line of which runs south along Garden Row. The site is located within the zone of archaeological potential identified by the OPW Urban Archaeological Survey, owing to its location inside and close to the city wall. Rocque's map of Kilkenny (1758) depicts the site as a garden.

A single trench, orientated north-east/south-west, measuring 21m by 1.1m and dog-leg in plan, was mechanically excavated through the northern area of the site (existing services, including a sewer, prevented excavation at the western end of the site). The trench was excavated to an average depth of 1m, revealing a black garden soil deposit containing brick rubble and stone, on average 0.6m deep, overlying a dull yellow sandy clay with a gravel constituent and containing numerous stones. This deposit continued in excess of 1.1m below present ground level. The assessment located a centrally placed hollow, 5.3m wide and 1.1m deep, containing black garden soil and brick rubble. No archaeological finds were recovered and no archaeological significance can be assigned to the site.
