Seven small test-pits were opened in the basement and yard at 17–19 Sycamore Street to assess the impact of proposed redevelopment on the site, which largely involves the refurbishment of existing buildings. The pits were opened as part of engineering investigations to examine the nature of the water regime on the site and to check the wall foundations of the red brick building fronting onto Sycamore Street. Two of the pits were opened at the rear of the site for geotechnical and archaeological purposes.

Beneath the basement floor, archaeologically enriched silt deposits were revealed. The original Poddle estuary shoreline is thought to lie between the existing building and the rear of the proposed development site close to Coghills Court. It may lie beneath backfilled basements in the centre of the proposed development site.

On the adjacent site at Meeting House Square to the north, a mill-race was recorded which may cross the westernmost portion of this site. In the event of a reduction in basement floor level, a full archaeological investigation has been advised.
