An assessment was undertaken in advance of development of the site on two dates, 11 December 1995 and 18 April 1996. The site lies on the north side of the River Liffey, outside the medieval walled town of Dublin. To the west lay the extensive precinct of St Mary's Abbey and the Hiberno-Scandinavian suburb of Oxmantown. However, the site under discussion is in an area probably composed of mudflats at this date, as indicated by Speed's map of Dublin, dated 1610. By the late seventeenth and early eighteenth centuries this area was reclaimed, and by the late eighteenth century was beginning to be developed.

During the assessment a series of trenches and boreholes revealed an infill/reclamation layer, approximately 1.6m deep, overlying the natural clay. Below this was riverine gravel (at 5.7m below existing ground level) which was a distinctive coarse orange/yellow colour. No archaeological deposits or features were located.
