A pre-development archaeological assessment was carried out on a site at 7–21 Beresford Street, Anne Street North and Cuckoo Lane on 9, 16 and 21 December 1996. The development involved the refurbishment of existing buildings and the construction of new buildings on the eastern side of the site,where the archaeological assessment was concentrated.

The earliest activity revealed was represented by the remains of foundations of eighteenth-century houses fronting onto Anne Street North. Georgian buildings survive at Nos 29 and 30 Anne Street North, and contemporary garden soils to the rear of these buildings were located in one trench. The site was developed as a whiskey distillery in the early nineteenth century (c. 1820), at which time it underwent significant alteration with the construction of several large warehouses. Traces of warehouses and associated distillery buildings were uncovered in two trenches.

No archaeological soils, features or deposits were identified during the assessment and there should be no further archaeological implications for the development of the site.
