An archaeological assessment was required under the planning permission for this site which was deemed archaeologically sensitive because of its close proximity to the site of St Mary's Abbey to the south. The assessment was based on the excavation of five trial-trenches. The foundations of cellar walls were found in situ, with a red brick arched tunnel exposed on the eastern side of the site which was cut into disturbed clays. Its exact interpretation was unclear as it lay beneath the cellar floor. No medieval deposits were encountered, either associated with the abbey or with the River Bradogue. There were no archaeological implications for the development.
