Test trenching in advance of a development at the site (located at the north end of Capel St.) was undertaken over a period of five days in January 1993. Archaeological testing was included as a condition of the planning permission due to the proximity of the site to the eastern precinct wall of St Mary's Cistercian abbey as depicted on Speed's map of Dublin 1610 AD.
The development site measured 65m x 52m and a total of seven test trenches were excavated, ranging in length from 8.5m-21.5m. All trenches were excavated down to undisturbed boulder clay. With the exception of two disused red brick culverts, a number of both brick and stone walls, two stone-lined drains and a small assemblage of 19th- and 20th-century pottery sherds, no features or finds of any archaeological significance were uncovered.
