Tipperary County Council undertook the redevelopment of No. 25 Old Church Street, Cahir, Co. Tipperary, as part of a wider regeneration project. The works included demolishing modern rear extensions and outbuildings, installing new underground services, constructing a new extension, and carrying out alterations to the existing historic building. Archaeological monitoring took place between December 2025 and July 2026 and involved continuous supervision of all excavation works associated with the redevelopment. This included monitoring foundation excavations, service trenches, floor reduction works and ground preparation within the coach arch and rear yard.

The excavations revealed ground that had been extensively disturbed by previous building works and modern services. Remains of earlier clay drainage pipes, plastic service pipes and small patches of an old cobbled surface were identified within the coach arch, but these were associated with the site’s more recent history rather than any earlier origins. No archaeology was encountered.
