The area for development (dormer-style bungalow and associated works) is located 30m to the south of the site of Ballydowane West horizontal mill, which has been dated to the 9th century AD. A total of thirteen test-trenches were opened in the area of the house and surrounds. No archaeological horizons were exposed.
