The proposed development site is located just outside Portrunny village on a sloping site overlooking Lough Ree. It will consist of a hotel, 24 semi-detached houses, access roads and sewage treatment plant. The site is near an early ecclesiastical site located to the north-west. Seven test-trenches were excavated across the site by machine to the level of undisturbed natural in February 2004. There were no archaeological features or finds in any of the trenches.
